Plans, Billing and Property Activation
Lettie distinguishes between saving a property record and activating that property. This is particularly important for direct landlords: a saved record can wait for setup or billing without being counted as an active, billable property.
Direct landlord pricing
For a landlord managing their own homes:
- the first four active properties are free;
- active properties 5 to 24 cost £2.50 each per month; and
- activation above 24 is arranged through the Lettie team.
The amount is based on active properties above the four-property free allowance. For example, six active properties means two billable properties and a current monthly property total of £5.00.
A draft, inventory property or property waiting for payment is not silently activated. Creating or importing its record saves your work, but the charge starts only when you use the relevant activation or billing action.
Activating a direct landlord property
After you add a property, Lettie takes you through Official checks, Documents and Review. The final action depends on your current active-property count:
- Within the free allowance, use Finish property setup or Activate free.
- For the first paid property, use Activate and update billing or Start billing. Lettie opens checkout when payment details are needed.
- For another paid property, use Activate and update billing or Update billing. The page shows the projected monthly total before you continue.
- If an earlier checkout was interrupted, use Resume checkout.
- At the self-service limit, use Contact sales.
If you are not ready, choose Keep as inventory for now where it is offered. The property details remain saved, but an inactive property is not ready for tenant portal access or normal live management.
Review billing and waiting properties
Open Profile, find Plan, then choose View property pricing, Manage subscription or the billing link shown for your account.
The Landlord property pricing card shows your current monthly property price and the number of Active, Free and Billable properties. It also explains the result of the next activation.
Under Properties waiting for action, you can see saved properties that still need setup, checkout, activation or archive recovery. Depending on the state, the available actions include Finish setup, Activate free, Start billing, Update billing, Resume checkout, Retry archive and Contact sales.
A waiting property can also be removed from this billing list. Remove property permanently removes that pending record and cannot be undone. This is different from archiving an active property.
Archiving and billing
From an active property's Property actions, choose Archive property and confirm. Tenant access is disabled straight away, while the property and its previous reports stay in your records. Any direct landlord billing reduction follows the billing cycle, so do not assume the current period will be recalculated immediately.

Organisation and agency billing
Organisation pricing does not use the direct landlord four-free-plus-£2.50 model. Property limits, seats, tenants per property, roles and integrations are provisioned under the organisation's agreement with Lettie.
Only the organisation Owner can open Manage billing. The Billing page shows use against the provisioned property and team-seat limits, plus the allowed tenants per property. Use Talk to our team or contact the account manager to request higher limits.
Admins can manage organisation settings but cannot open Billing. Members and Viewers also cannot open it. If you need a change, ask the Owner.
Organisation properties are added to the organisation's provisioned capacity; they do not go through the direct landlord per-property activation wizard.
Existing fixed plans
If Billing says that an existing fixed plan remains active, contact support before activating a paid property. This avoids migrating the account in a way that could create duplicate billing.
